All owners must agree to the sale and be available to sign closing paperwork, and escrow coordinates required documentation.
Can you buy inherited or probate property?

Do I need an attorney?

Contact us through the listing page to reserve the parcel and begin escrow. USLiberty will send a purchase agreement for you to review and sign. Once the purchase agreement is signed, USLiberty will open escrow to begin the sales process.
Can anyone buy your properties?
USLiberty believes in the preservation of American Land by Americans and sells only to U.S. Citizens or companies controlled and owned by U.S. Citizens.
Can I visit the property?
Yes. USLiberty provides as much information for buyers to make informed decisions and buyers are encouraged to visit the properties and perform independent inspections.
Do you offer financing?
Some properties may include seller financing options — details vary by listing.
Are utilities available?
Utility status varies. USLiberty provides as much information as is available and is deemed reliable, but buyers should perform due diligence and verify availability independently.
How do I confirm zoning?
Contact the local planning department for permitted uses and restrictions.
Are taxes current on listed land?
Yes, all properties are sold with no liens or outstanding taxes due. Escrow/Title ensure property is transferred with a clear warranty deed.
Can I develop the land immediately?
Development depends on zoning, permits, and local regulations. We encourage buyers to regulatory offices including the planning department of the local jurisdiction to inquire about all requirements to develop the property.
Who handles title and escrow?
Licensed and insured third-party title and escrow companies manage closings.
Can I assign my purchase contract?
Assignment is permitted if included in the purchase agreement; however, the listed buyer is still legally bound by the terms of the purchase whether or not it is assigned to a third party. If assignment is needed, be sure to request the assignment clause in the purchase agreement.
What inspections should I do?
USLiberty is transparent and honest about all known property facts, but buyers are encouraged to perform all due diligence as necessary to their full satisfaction. This includes to verify access, boundaries, zoning, utilities, and environmental factors.
Do you provide disclosures?
Available property information is shared, but buyers should conduct due diligence.
How do I make an offer?

What happens after an offer is accepted?
USLiberty will open escrow. Escrow opens, title review begins, and due diligence proceeds. Once escrow is complete and payment/contract terms are satisfied, ownership transfers to the buyer. This usually takes between 2 to 4 weeks.
Can I cancel during escrow?
The purchase agreement includes a section for inspection contingency which allows a specific amount of time for the buyer to inspect the property and cancel the contract during that inspection period for any reason. Review the purchase agreement for cancellation rights.

What if I inherited the property?
It is still possible for USLiberty to buy your property, but we can discuss options with you once ownership authority is clarified.
What if there are liens or other issues?
USLiberty will pay off default taxes and closing costs. If there are other existing liens, let us know how much are owed prior to us giving our offer and we can pay those as well.
Can multiple owners sell together?
Yes, all legal owners must agree and sign all documentation.
What if I want to keep the property?
That’s completely your choice — we simply provide an option. If you want to keep your property, you’ll need to contact the tax collector’s office and arrange payment of default taxes. There are strict deadlines that you must adhere to. The tax collector’s office can provide the specific details.
Do you pressure owners to sell?
No. We believe decisions should be informed and voluntary. In fact, we are selective on which properties we make offers to buy. Just the way you are selective on whether you want to sell.

About the Offer Process
How do you determine your offer price?
We review a lot of different factors including location, comparable sales, taxes owed, closing costs, acquisition costs, holding costs, market stability, resale costs and required returns. Our goal is to provide the highest and best offer possible to you the property owner.
Can I negotiate?
Yes. We do our best to offer the best possible offer price, but understand if it can feel disappointing because there are a lot of additional costs that have to be accounted for during a property ownership. Those costs sometimes limit the ability to offer a higher amount for your property, but we are open to discussion if you feel our offer isn’t sufficient.
How long is an offer valid?
Once we reach a verbal or informal written agreement on the price, we’ll send a purchase agreement via Docusign to your email. That will need to be signed within three days of receipt. All other terms regarding timing are included within the purchase agreement.
Do I need to sign anything immediately?
No — review everything first and ask questions.
What happens after I accept?
USLiberty will contract with a local escrow and title company who will open escrow. The title review and contingency period begins and escrow will handle the completion of the transaction including disbursement of funds.
How long does closing take?
USLiberty is fully aware of the urgency of the pending tax foreclosure and we attempt to close as quickly as possible. We’ve closed in as few as three days, but usually it takes up to two weeks. We encourage you to get your offer as quickly as possible so we can ensure we can meet county tax collector deadlines for tax payment.
Can I cancel after signing?
Once the agreement is signed, USLiberty immediately begins a number of activities that incurs costs to complete the transaction, so the agreement cannot be cancelled except by of the terms of the purchase agreement.
Do I need a lawyer?
Not required, but always encouraged and we are happy to work with your attorney throughout the process.
Who pays closing costs?
USLiberty generally pays for all default taxes and closing costs so the property owners receive the full offer price in full. However, on occasion there are minimal prorations or escrow fees that are standard or legally required and paid by the property owner. These are determined by escrow and will be disclosed by escrow during the escrow period prior to closing.
How do I get paid?
Funds are issued through escrow upon closing.
About Legitimacy & Safety
Do you send money upfront?
All funds are deposited and held in escrow. These are transferred securely at closing through escrow to the property owner. This is standard practice and in compliance with all laws and regulations.
Will I ever be asked to wire money?
No — sellers do not pay us to proceed. There are no out of pockets expense for the seller.
Can I verify the escrow company?
Yes. Once we have a signed purchase agreement, USLiberty contracts with a local escrow/title company and provides the seller with the company’s contact information. All parties can independently confirm credentials.
Is my information confidential?

What if I suspect fraud?

Can I stay on the property after selling?
USLiberty generally does not authorize the continued possession of properties after the sale. However, any unique circumstances must be requested on a case by case basis and included in the terms of the purchase agreement.
What documents do I need?

Will this stop county action?
The county auction process is final and timelines must be adhered to in order to prevent your property from getting sold by the county. USLiberty makes every effort complete the transaction. Escrow can complete that process, but property owners are encouraged to pay the default taxes as quickly as possible to avoid tax sale.
Can family members be involved in decisions?
Yes — we welcome transparency.
Can I visit escrow in person?
